What community management covers

The financial side (budget, fee notices, accounts and year-end), the administrative side (meetings, minutes, records and dealing with owners) and the coordination of suppliers and insurance. The role of the administrator is regulated by the Spanish Horizontal Property Act.

Urbanisations with non-resident owners

In Marbella it is common for part of the owners to live outside Spain. We send notices, minutes and correspondence in English and by email, so that owners abroad can follow what happens and vote by proxy.

What happens with unpaid fees

The debt is first claimed in writing. If it is not settled, the meeting can approve a certificate of debt and take the matter to court. As the legal department is in the same firm, that claim is not outsourced and does not come as a separate coordination fee.

Changing administrator

It is a resolution of the owners’ meeting, recorded in the minutes. The outgoing administrator is then notified and must hand over the records, balances and accounts. We request that handover and review what we receive before taking over, so we know the real state of the community.
